T. Weiss Realty Constructs Next Generation Office Building on Long Island
T. Weiss Realty constructs class A office building at 324 South Service Road in Melville. The new four-story granite and glass building is located in the heart of Long Island's busiest business district.
Melville, NY (PRWEB) January 26, 2006
Each week more than one million vehicles travel the Long Island Expressway (LIE) past the busy Route 110 interchange in Melville. In the coming months the passengers in those one million vehicles will bear witness to the construction of the Melville Corporate Center III (MCCIII), the new Class A office building currently under development by T. Weiss Realty Corp at 324 South Service Road.
“The site is arguably one of the best in Melville,” said T. Weiss Realty President Ted Weiss. “The value of the corporate signage on the building alone is a powerful marketing tool for tenants. And while MCC III is strategically located in the heart of Long Island’s busiest business district, it also offers direct access to the LIE, avoiding the bulk of the local traffic.”
T. Weiss Realty has thrived on a business model of converting obsolete industrial buildings into modern office space. MCC III is being built on the six-acre site of the former Superior Packaging plant. The existing building was stripped to its steel, and its footprint expanded to encompass 118,050 square feet. The new four-story granite and glass structure will combine functionality and aesthetics within an environmentally friendly design.
“Our approach to the design of MCC III had to consider the monumental events that have impacted business operations over the last five years,” explained Ted Weiss. “Today’s business climate demands secure and uninterrupted power and telecommunications.”
A state of the art communications infrastructure was developed with the lessons of the Northeast power grid failure and Hurricane Katrina in mind. MCC III is the first building of its kind on Long Island to be pre-wired for uninterruptible power supply, telecommunications and security. A self-contained generator insures a seamless continuation of power and telephone service, even in the event of a prolonged widespread outage. The building is further protected by a proximity card system pre-wired to control exterior doors, interior hallways and offices. High speed Internet, digital telecommunications and broadband data network systems are pre-wired as well, as is Wi-Fi access in the conference room, atrium and Internet café.
Signature T. Weiss employer/employee amenities include indoor/outdoor café dining, tranquil meditation gardens, a sun splashed atrium with waterfall and water walls and a proliferation of common space for casual meetings, networking and relaxation.
“Today’s business environment places tremendous demands on all of us. In order to be our most productive, we need a variety of areas where we can work, connect with our co-workers and de-stress,” added Weiss. “All T. Weiss properties provide a variety of indoor and outdoor common areas. Our goal is to design and develop properties that foster a productive, healthy workspace.”
